The James Sanson Team is committed to making this site usable for every member of the Maricopa community who needs to read it. A decision about buying a home is too important to be blocked by a website that will not work with your assistive technology. If you cannot use this site, you can still get everything it offers by phone. This page explains the standard we work toward, what we have done, what we know is still imperfect, and how to reach a real person.
The standard we work toward
We are working toward conformance with the Web Content Accessibility Guidelines (WCAG) 2.2, Level AA. These guidelines, published by the W3C, are the current accepted standard for web accessibility in the United States, organized around four principles: content should be perceivable, operable, understandable, and robust. WCAG 2.2 Level AA is the standard most commonly referenced in U.S. accessibility law, including in Department of Justice guidance related to the Americans with Disabilities Act. We aim for full conformance while recognizing that no website is ever entirely free of accessibility issues, and we continue to evaluate and improve the site against this standard.
What we have done
Specific steps taken on this site include:
- Semantic HTML with main, navigation, and footer landmarks, and a clear heading hierarchy on every page so screen readers can navigate the page outline.
- Descriptive alternative text on informational images.
- Color contrast that meets or approaches AA-level thresholds between text and background.
- Forms with associated labels, clear instructions, and visible error states.
- Full keyboard navigation with visible focus indicators on links, buttons, and form fields.
- Responsive layouts that work at 200 percent zoom and on smaller screens.
- Plain-language writing, with terms defined when first used.
- A phone number and email address available for anyone who prefers voice or written contact over a web form.
What we know is still imperfect
No website is finished. We run our own accessibility checks before publishing and welcome reports of anything we have missed. Areas we continue to review and improve:
- Embedded third-party content, such as builder media, video tours, mortgage calculators, or mapping services, is controlled by its providers and may have accessibility limitations outside our direct control. If you encounter one, contact us and we will provide the information another way.
- Some older content created before our current accessibility standards was adopted may not yet fully meet WCAG 2.2 AA. As we revise pages, we bring them into conformance.
- PDF and other downloadable documents may not be fully tagged for screen readers. If you need an accessible version of any document, contact us and we will provide one.
- If a specific page or feature is hard to use with your assistive technology, telling us is the best way we have to find and fix it.
How to report a problem or request help
If anything on this site is not working for you, or if you would prefer to receive information in a different format, please reach out directly. There is no form to fill out and no support ticket to file. When you contact us, it helps to include: the specific page or URL where you ran into the barrier; a description of the issue, for example text that was not readable or a form field that could not be completed; the assistive technology you were using, such as a screen reader, voice recognition, or keyboard navigation; and how you would like us to respond, by phone, email, or mail. We aim to respond to accessibility requests within one business day. If the website is the obstacle, a member of our team will personally walk you through the information you need by phone, so no one is unable to learn their options because of a website limitation.

This site is designed to work with current versions of mainstream browsers and assistive technologies, including:

Accessibility is not a one-time project. This statement was last reviewed in May 2026, and we review the site against current WCAG guidelines as we publish new content and as the guidelines evolve. Feedback shapes this work: if you contact us about an accessibility issue, the response is not a courtesy reply; the issue goes on the list and gets fixed.
